Terms & Conditions
The following terms apply to every booking made with Thorpewood Retreats. Please take a moment to read them before confirming your stay.
1. About these terms
These terms and conditions govern all bookings made with Thorpewood Retreats ("we", "us", "our"). By confirming a booking you (the lead guest) accept these terms on behalf of every member of your party.
The lead guest must be at least 18 years old at the time of booking and is responsible for the conduct of all guests and any visitors during the stay.
A few simple terms help everyone enjoy a relaxed and memorable stay.
2. Booking and payment
A deposit of 20% of the total booking cost is required to secure your reservation. The deposit is non-refundable unless we are able to re-let the cabin for the cancelled dates.
The remaining balance must be paid no later than 30 days before arrival. For bookings made within 30 days of arrival, the full balance is payable at the time of booking.
Any balance paid is non-refundable unless we are able to re-let the cabin for the cancelled dates. If the balance is not received by the due date, we reserve the right to treat the booking as cancelled and to re-let the dates.
We strongly recommend that all guests take out comprehensive travel insurance covering cancellation, curtailment and personal liability.
3. Cancellations and changes by Thorpewood Retreats
In the unlikely event that we need to cancel your booking, we will notify you as soon as possible and refund all monies paid. Our liability is limited to a refund of sums received; we are not liable for any consequential loss.
4. Arrival and departure
Check-in is from 4:00pm on the day of arrival. Check-out is by 10:00am on the day of departure. Late check-out is not guaranteed and must be requested in advance.
Access details will be sent by email prior to arrival.
5. Number of guests
The number of guests, including infants, must not exceed the maximum stated at the time of booking. Additional overnight visitors are not permitted without prior written consent.
6. Towels and linen
Bed linen, bath towels and bath mats are provided. Bath towels and mats must remain within the cabin. Beach towels are not provided — please bring your own for trips to the coast.
7. Pets
Well-behaved pets are welcome by prior arrangement and subject to an additional charge. Pets must be declared at the time of booking, kept off beds and furniture, and must not be left unattended in the property.
Owners are responsible for cleaning up after their dogs on the grounds and for any damage caused.
8. Smoking
Smoking and vaping are not permitted inside any cabin. Candles and open flames are also not permitted indoors.
9. Respect for others
Please be considerate of neighbouring properties and fellow guests at all times. Excessive noise, particularly at night, or any behaviour deemed anti-social, unsafe or unlawful may result in guests being asked to leave without refund.
Parties, events and gatherings involving people outside the booked party are not permitted without prior written consent.
10. Day visitors
Please let us know in advance if you would like visitors during your stay. The lead guest is responsible for the conduct of any visitors while on the estate.
11. Hot tub and BBQ
Please use all facilities responsibly and follow any instructions provided. Children must be supervised around the hot tub at all times. Guests use these facilities entirely at their own risk.
12. Electric vehicle charging
EV charging points are available on site for an additional charge. Only the designated charging facilities may be used — please do not run cables from the cabins.
13. Damage, loss and cleaning
Guests are responsible for damage, breakages or loss beyond normal wear and tear. We reserve the right to charge for repairs, replacements or excessive cleaning.
A refundable security deposit may be requested prior to arrival. Please report any accidental damage during your stay so it can be dealt with promptly.
14. No commercial use
The cabins are for holiday accommodation only. Events, filming, photography shoots and any other commercial activities require prior written permission.
15. Complaints
Please tell us about any issues during your stay so we have the opportunity to put things right. Complaints raised only after departure may not be considered.
16. Liability
Guests are responsible for their own belongings. We accept no liability for loss, theft or damage to personal property, or for injury to guests or visitors, except where caused by our negligence or where liability cannot lawfully be excluded. Nothing in these terms limits liability for death or personal injury caused by negligence.
17. Force majeure
We are not liable for events beyond our reasonable control, including severe weather, flooding, fire, government action or utility failures.
18. Governing law
These terms are governed by the laws of England and Wales, and any dispute is subject to the exclusive jurisdiction of the English courts.
